Not regularly inspecting your septic system can bear hidden risks.

Septic inspection

 

During the septic inspection we are looking at a variety items, including:

  • Meet our clients for a brief information session and perform a walk around visual inspection
  • Note approximate setback distances to wells, structures, property lines and water reservoirs
  • Review the owner’s “As Built Plans” and any other documents (maintenance records, manuals) about the septic system
  • Locate all accessible components of the septic system
  • Open the septic tank covers and measure the sludge and scum layer thickness. Sludge layer should be no more than 1/3 of tank’s volume.
  • Check the overall healthiness of the tank environment including the baffles and water levels for signs of malfunction
  • Verify the tank size meets the home’s requirements in terms of water usage
  • At this point the tank can be pumped for further visual inspection
  • Locate the drainage field and measure its approximate size
  • Check for signs of obstructions in the drainage field and landscaping general arrangement (i.e. water run-off, trees nearby)
  • Check all fixtures in and outside the home to ensure there is no dripping or running water added to the septic system
  • Provide you with a verbal summary at the end of our inspection and follow up with a written report and home owner’s checklist that explains future maintenance items to you

Preparing for the Inspection

 

Ask the seller/home owner to locate and uncover the septic tank and pump chamber covers prior to the inspection. We can dig and uncover access covers at an additional cost. Costs for pumping the septic tank are typically at the home owner’s expense.
